Conveyancing is a complex series of tasks that require knowledge and skill which is the reason that conveyancers must hold special qualifications and be licensed.

Listed below is a brief outline of some of the tasks that we do for you the vendor (seller):

  • Take initial instructions from you and carefully peruse contract, Form 1 (“cooling off “ forms) and any ancillary documents
  • Obtain appropriate statutory searches and check search Certificate of Title for any unregistered documents
  • Confirm any conditions contained in the contract are fulfilled by the parties by the due dates
  • If there is a mortgage on the property prepare the discharge authority and arrange for signing by you, the vendor, liaise with your financier, obtain a loan payout figure which is to be paid to the financier at settlement enabling the mortgage to be discharged and the certificate of Title to be produced at settlement
  • Receive the Memorandum of Transfer from purchaser’s conveyancer, check details and arrange for vendor to sign.  The transfer is then sent back to the purchaser’s conveyancer to enable stamping prior to settlement
  • Prepare your settlement  statement detailing commission etc payable to your Agent, adjustment of rates and taxes, any amounts required to discharge your mortgage, conveyancing fee, search costs and the final amount due to you
  • Arrange for a Special Meter Reading from SA Water and calculate any amounts due up to settlement
  • Pay outstanding Council, SA Water, Emergency Services Levy, Land Tax, Strata/Community title levies (if applicable)
  • Advise Council, SA Water and Strata/Community Corporation (if applicable) of change of ownership details.
  • As a vendor you will be required to contact your telephone, gas and electricity providers prior to settlement to arrange for final readings
  • Attend settlement on your behalf at the Land Titles Office in the city, meeting with all the relevant parties and attend to the final disbursement of your sale proceeds in accordance with your written instructions
  • We will contact you on the day of settlement to confirm completion and also send out confirmation letters
  • Settlements are undertaken Monday to Friday generally between the hours of 11.00am to 12.30pm with the exception of public holidays.
