Conveyancing is a complex series of tasks that require knowledge and skill which is the reason that conveyancers must hold special qualifications and be licensed.
Listed below is a brief outline of some of the tasks that we do for you the purchaser:

Take initial instructions and carefully peruse contract, Form 1 (“cooling off” forms) and any ancillary documents

Check any conditions contained in your contract prior to expiry of your “cooling off” period (if requested by you) to discuss any queries you may have

Discuss with you if you are eligible for any government grants/concessions

Obtain appropriate statutory searches and check search Certificate of Title

Ascertain method of holding you require to be registered on the title where there is more than one purchaser, e.g. tenants in common or joint tenants. A form explaining the difference between the two methods is sent out to you with our initial letter.

Prepare the Memorandum of Transfer document and arrange for purchaser/s to sign. Upon return the Transfer is sent to the vendor’s conveyancer for signing by the vendors. The transfer is then returned to the purchaser’s conveyancer to enable stamping prior to settlement

Liaise with your financier, provide them with a copy of the Transfer and ascertain amount to be provided by the financier at settlement

Prepare your settlement statement incorporating the purchase price and detailing fees applicable including Stamp Duty, Land Titles Office registration fee, adjustment of rates and taxes, conveyancer’s fee and search costs. Any deposit that has been paid to the Agent will show as a credit on your statement

Any shortfall between the total amount due by you to complete settlement and the amount to be provided by your financier (if applicable) will be required to be provided to the conveyancer’s trust account prior to the day of settlement. Payment can be made either by bank cheque or electronic transfer directly into the trust account

You will need to arrange with your preferred providers to have gas, electricity and telephone connected to your purchase property prior to settlement day

Attend settlement on your behalf at the Land Titles office in the city, meeting with all the relevant parties and provide the vendor’s conveyancer with the funds required to enable completion of settlement

We will contact you on the day of settlement to confirm completion and also send out confirmation letters

Settlements are undertaken Monday to Friday generally between the hours of 11.00am to 12.30pm with the exception of public holidays.
